Calgary Hail Roof Repair

Roof Replacement Cost in Calgary: 2026 Price Guide

Most asphalt shingle roof replacements in Calgary cost between about $8,000 and $26,000 in 2026. Where your house lands in that range depends on roof area, pitch, how many layers come off, the condition of the deck, and the shingle you choose. Metal roofs cost more. After hail, insurance often covers most of it.

Typical Calgary price ranges, 2026

Roof surface areaTypical homeArchitectural asphaltClass 4 asphaltSteel (standing seam)
~1,200–1,600 sq ftBungalow, townhouse end unit$8,000–$14,000$9,500–$16,500Quote
~1,700–2,200 sq ftTypical two-storey$11,000–$19,000$13,000–$22,000Quote
~2,300–3,000 sq ftLarge two-storey, steep or complex$15,000–$26,000$17,500–$30,000Quote

Ranges include tear-off of one layer, disposal, underlayment, ice and water shield at eaves and valleys, new vents and flashing, and installation. They do not include major deck replacement, structural repairs, skylights, eavestroughs or siding.

As a rule of thumb, Calgary architectural shingle replacements land around $5.50 to $9.50 per square foot of roof surface, all in. Metal roofing usually costs roughly one and a half to three times as much as asphalt.

Flat roofs, decking and other extras

Some items sit outside the main ranges above because they depend on what is found on your roof. These are planning estimates only.

ItemTypical Calgary rangeWhat usually changes the price
Flat or low-slope membrane section (rear addition, porch, garage)Often $14–$20+ per sq ftMembrane type, drainage, penetrations, parapets, tear-off, access
Decking, rot, fascia or structural repairsAbout $500–$4,000+How much hidden damage is found after tear-off

Low-slope sections cost more per square foot than shingles because they need a different system, such as a modified bitumen or single-ply membrane, with sealed seams and careful drainage. Older Calgary homes often have a low-slope addition, so we measure and price those sections separately.

Deck and fascia damage can only be confirmed once the old roof is off. We price replacement sheets and fascia boards as a separate line in your contract, count and photograph them as we go, and share the photos with your insurer where a claim is involved.

What drives the price

Roof area. The biggest factor. Measured in squares (100 sq ft of roof surface), including waste for cuts at hips and valleys.

Pitch. Steep roofs need more safety equipment and slower work. A roof you cannot walk on costs more per square than a low one.

Complexity. Every valley, dormer, hip, skylight and wall junction adds labour and flashing.

Layers to remove. Older Calgary homes sometimes have two layers of shingles. Each extra layer adds tear-off and disposal cost.

Deck condition. Soft, delaminated or rotted sheathing must be replaced. It is usually priced per sheet and can only be confirmed once the old roof is off.

Shingle line. Standard architectural, Class 4 impact-resistant, and designer shingles vary widely in material cost.

Ventilation. Fixing a poorly vented attic means adding intake or exhaust vents. It costs a little now and saves ice dams and early shingle failure later.

Access. Tight lots, steep driveways or no place for a disposal bin can add time.

What insurance pays after hail

If hail damaged your roof enough for a replacement, your insurer’s estimate usually covers:

  • tear-off and disposal
  • shingles of like kind and quality, plus starter, ridge cap and underlayment
  • vents, flashing and drip edge damaged by hail
  • labour, including steep-pitch and high-roof allowances where they apply
  • a contractor’s overhead and profit, depending on the insurer and the job

You pay your deductible. You may also pay if your policy depreciates older roofs, or if you choose upgrades such as Class 4 impact-resistant shingles or a metal roof.

Permits

The City of Calgary does not require a permit to replace roofing materials like for like. Changing roof type, such as moving from shingles to clay tile, needs a building permit. Surrounding towns set their own rules.

Three example Calgary roofs

These are illustrative scenarios to show how the drivers above combine. They are not quotes.

1. 1990s bungalow, low pitch, one layer. About 1,400 sq ft of roof, simple gable, easy access. One of the least expensive roofs to replace: near the bottom of the range for its size, with little deck repair expected.

2. 2000s two-storey in a northeast community, steep front gables. About 2,100 sq ft of roof with several valleys and a garage roof. Steep sections, two-storey access and extra flashing push it into the middle to upper part of the range. Often an insurance claim after hail.

3. Older inner-city home with additions. About 1,800 sq ft of roof, but two layers of shingles, plank decking, a chimney and a low-slope rear addition. The extra tear-off, deck work and low-slope detailing can put it at the top of the range despite the modest size.

Paying for a new roof

  • Insurance claims: you pay your deductible, and any upgrades you choose. The insurer pays its approved scope, sometimes in two parts with a holdback until the work is done.
  • Deposits: a contractor who asks for money before the work is complete must hold a Service Alberta prepaid contracting licence. Check it before paying.
  • Timing: booking outside the June to September storm season usually means faster scheduling for planned replacements.

How to compare quotes

Ask each roofer to list:

  1. roof area in squares and the shingle product by name
  2. ice and water shield coverage (eaves only, or eaves plus valleys and penetrations)
  3. underlayment type
  4. whether vents, boots, drip edge and flashing are new or reused
  5. deck replacement allowance and price per extra sheet
  6. ventilation changes
  7. workmanship warranty length, in writing
  8. their Service Alberta prepaid contracting licence number if they want a deposit

Frequently asked questions

How much does a new roof cost in Calgary?

For a typical Calgary house with architectural asphalt shingles, expect roughly $8,000 to $26,000. Small bungalows sit at the low end; large two-storey homes with steep or complex roofs sit at the high end. Metal and premium materials cost more.

How is roof size measured for pricing?

Roofers price by the roofing square, which is 100 square feet of roof surface. Roof area is larger than your home's floor area because of slope and overhangs. A 1,600 sq ft two-storey house can easily have 1,400 to 2,000 sq ft of roof.

Do Class 4 impact-resistant shingles cost much more?

They cost more than standard architectural shingles, and on an average Calgary house the upgrade usually adds a few thousand dollars. Some insurers offer a premium discount that offsets part of that over time. We quote both side by side.

Does insurance pay for a new roof after hail?

If the adjuster finds enough hail damage, most policies pay to replace the roof with like kind and quality, less your deductible. Policies that pay older roofs at depreciated value pay less. Upgrades you choose are usually your cost.

Why do Calgary roof quotes vary so much?

Quotes differ in what they include: deck replacement allowances, ice and water shield coverage, new vents and flashing, ventilation fixes, disposal, and warranty. Compare the line items, not just the total. A very low quote often leaves out items you will pay for later.

Are roof prices higher after a big hailstorm?

Demand for crews and materials spikes after major storms, and wait times grow. Insurers price claims using regional cost data, so claims reflect market rates. For private-pay work, booking outside the summer rush can mean faster scheduling.
